Fair Housing Act
Title VIII of the Civil Rights Act of 1968 (Fair Housing Act), prohibits discrimination in the sale, rental, and financing of dwellings, and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status (including children under the age of 18 living with parents or legal custodians, pregnant women, and people securing custody of children under the age of 18), and handicap (disability).

Lead Base Paint
Many houses and apartments built before 1978 have paint that contains high levels of lead (called leadbased paint). Federal law requires that individuals receive certain information before renting, buying, or renovating pre-1978 housing: Landlords have to disclose known information on lead-based paint and lead-based paint hazards before leases take effect. Leases must include a disclosure about lead-based paint.

Security Deposits
Landlords are to use their own discretion for security deposits, however it is prohibited for the amounts to be in excess of local or state law and for amounts charged by the owner to unassisted tenants.
